A tropical climate speeds up the ageing of a sauna that was not built properly in the first place. Signs your sauna is asking for renovation
A few symptoms are worth acting on quickly: timber that has darkened or carries a musty smell that will not clear even with the vents open, a bench that feels cracked or spongy underfoot, a room that takes noticeably longer to heat than it used to, a breaker that trips when the heater switches on, and heater stones that have started to crumble. Any one symptom alone rarely spells disaster, but two or three together usually point to a problem sitting in a layer you cannot see. We would rather you send a photo and ask than wait until a symptom becomes a hazard — an electrical fault inside a hot, humid room is not something to postpone.
The most common tropical-climate failures we find
Our findings tend to circle the same handful of patterns. First, a wall built without aluminium foil or a ventilation gap — vapour works its way into the insulation, and mould develops in that hidden space within two to three years. Second, local hardwood fitted on the interior: ulin and bengkirai are strong on a porch, but inside a hot room they hold excess heat and can weep resin. Third, ventilation that was never properly planned, so the cabin never fully dries between sessions. Fourth, sub-standard electrical work: ordinary cable in place of heat-resistant cable, with no residual-current protection at all.

What renovation work actually covers
The scope comes straight out of the diagnosis, usually some mix of: replacing interior panelling with western red cedar, spruce, or thermowood; new benches in aspen or abachi that will not scald skin; rebuilding the wall layers properly with rockwool, a vapour-barrier foil, and a ventilation gap; a new heater alongside updated heat-resistant cabling and circuit protection; an 8 mm tempered glass door in place of a warped timber one; corrected intake and exhaust airflow; and a modern control panel replacing an old mechanical dial. What a diagnosis leaves you with
Every diagnosis visit ends with more than a verbal opinion. We photograph the wall cavity where it has been opened, note moisture readings where relevant, and list every component we would touch — panelling, benches, heater, wiring, door — against a plain verdict of keep, repair, or replace. Reusing what still works
Renovation is not automatically a full strip-out. A heater in good condition can often stay in place while we rebuild the wall around it; a foundation or frame that has never taken on water rarely needs touching at all. We separate genuinely worn components from ones that simply look tired after years of use — a bench darkened by steam and sweat is not necessarily a bench that has failed structurally. Keeping sound material in place is usually the single biggest saving on a renovation quote, and it is one reason our tiered pricing sometimes comes in well under the top of the indicative range.
Renovating without closing the business
For hotels, spas and gyms, a sauna standing idle is a paid facility earning nothing. We break commercial renovations into short stages: noisy, dusty work is scheduled for closing hours, the work area is sealed off tightly from guest areas, and each stage is handed back functioning before the next one opens. When to renovate, when to rebuild
We draw this line by calculation, not by feel. If the main structure is sound and the problem is concentrated at the surface — panelling, benches, heater — renovation almost always wins on cost. If the frame has been eaten through by mould everywhere, the room dimensions were wrong from the start, or you want a very different capacity, building new is actually cheaper across five years.
